Tenants

As a tenant you may require a formal valuation calculated under the Leasehold, Reform, Housing and Urban Development Act 1993 (“the Act”) for the following reasons:-

  • To work out if the premium proposed by your landlord is fair.
  • For a re-mortgage of your flat.
  • For the sale of your flat.
  • You wish to sell your flat and transfer the benefit of your claim for a lease extension under the Act to your purchaser.
  • Simply wish to force your landlord to extend your lease.

Following your solicitors’ investigation as to your qualification as a tenant and the flat under the Act, Hortons can then be instructed to carry out a valuation of the flat.

We would attend and inspect your flat.

As part of the service a report tailored to the flat will be generated and if required, used as part of the negotiating process.

Hortons will provide advice as to the best initial offer to be put forward in the notice to be served by your solicitor under the Act.

Following the valuation we can negotiate directly with your landlord, their valuer or solicitor to reach a mutually acceptable outcome.

A sale or re-mortgage may be dependent upon the lease extension therefore we are conscious in bringing matters to a conclusion as quickly as possible for you.

Landlords

As a landlord you may require a valuation having received a direct approach from your tenant for a lease extension.

At Hortons we would at the outset recover our fee for the valuation direct from your tenant.

We would arrange access to inspect the flat directly with the tenant or their professional representative.
